Villas in Dubai, is it a realistic investment for foreigners?

Hey guys, so I've been looking at property options abroad and Dubai villas keep coming up as genuinely interesting from an investment angle. Here in the US comparable properties would cost an absolute fortune and the tax situation makes returns harder to achieve. Anyone seriously looked into villas in Dubai as a foreign buyer and can share how the process actually works?

Looked into it quite seriously last year actually. The freehold ownership zones are well established legally for foreign buyers which removes a lot of the uncertainty you get in other international markets. The variety of villa communities is wider than most people expect too, from more accessible townhouse style properties through to serious luxury estates depending on what the budget allows.

The community selection is honestly what makes or breaks a villa investment in Dubai. Villas in Dubai that sit within established communities with good schools, retail and green space nearby hold value more consistently than standalone developments that depend entirely on future infrastructure promises. Rental demand from expat families is solid and lease terms tend to run longer than apartment rentals which makes income more predictable over time.
